What is a Home Watch Service?

Home Watch is a professional service designed to monitor unoccupied properties through regularly scheduled visual inspections intended to identify obvious issues or irregularities. These inspections help mitigate risk and prevent minor concerns from developing into significant and costly damage.


As defined by the National Home Watch Association, Home Watch is “a visual inspection of a home or property, looking for obvious issues.”


At Kupono Estate Services, LLC, our Home Watch services include systematic property inspections using a customized multi-point checklist tailored to each home. Following each visit, a detailed electronic report is provided to the homeowner documenting observations and the condition of the property.


Home Watch services are not house-sitting services and are not a substitute for technical inspections performed by trained and certified professionals. If concerns are identified during a visit, the homeowner is promptly notified with notes, photos, messaging, and with verbal communication as needed. With the client's authorization, we will coordinate the services from the client’s preferred licensed contractors or service providers.


Kūpono Estate Services acts as the homeowner’s trusted local representative, providing regular property checks to help identify visible maintenance concerns, report potential issues, and support timely communication while the homeowner is away.

If you own a second home, seasonal property, or any home that may sit unoccupied for an extended period of time, it’s a good practice to review your insurance policy. Some policies include clauses that limit or exclude coverage for certain types of damage if a property has been unoccupied, or not regularly checked for a specific period of time.

A quick policy review can help you understand your coverage and avoid surprises if something happens while the home is unoccupied.

Interior Home Checks

Interior home checks include a visual review of key interior areas during each scheduled visit.

Interior Home Check Items

  • Check all windows and doors to verify they are secure

  • Visually check for signs of pest infestation or rodents (report any signs of…)

  • Check electric panel for any tripped breakers

  • Report HVAC Issues

  • Check water heater, water treatment systems, etc. for visible leaks

  • Check ceiling for visible signs of roof leaks or plumbing issues

  • Run faucets in sinks, tubs, and showers

  • Look under sinks, around washer or any water source for any obvious water leaks

  • Run garbage disposal

  • Check toilets for odors, flush to ensure they are working correctly

  • Confirm that all refrigerators, freezers, cellars, and related storage units are working properly
  • Open and Close main water valve as directed by owner

Interior checks are visual in nature and do not constitute a home inspection.

Exterior Home Checks

Exterior home checks focus on the visible condition of the home and surrounding areas.

Exterior Home Check Items

  • 360 degree walk around the perimeter of house looking for damage

  • Remove mail, flyers, newspapers or advertising 

  • Report on landscape maintenance including any down trees or branches

  • Report any drainage issues 

  • Check key exterior lighting for proper operation, including entrances, exits, walkways, parking areas, and lights where accessible and applicable

  • Visual check of A/C equipment

  • Visually Check for signs of pest infestation

  • Visually assess the quality of pool and spa maintenance 

  • Visual inspection of roof and gutters from ground level

  • Start automobile (if requested by owner)

 

Exterior observations are limited to visible conditions at the time of the visit.

Kaʻāina and Andrea Keawe have spent decades managing properties, leading teams, and maintaining high standards across both public service and private industry. Together, they have overseen long-term rental properties and successfully operated short-term vacation homes, consistently delivering exceptional care, organization, and guest experience.

As longtime Hawaiʻi residents raising their family in Kona, they understand the responsibility that comes with caring for island homes. Their approach combines structured oversight, disciplined inspection protocols, and a deep respect for privacy and trust.

Kaʻaina Keawe

Owner | Kūpono Estate Services, LLC

Kaʻāina Keawe, born and raised in Hawaiʻi, leads with integrity, discipline, and a lifelong commitment to service. After earning a full scholarship as a collegiate athlete and completing his degree at Northern Arizona University, he returned home to serve his community.

Now a Battalion Chief with the Hawaiʻi Fire Department, Kaʻāina brings over 20 years of leadership in emergency response, operations, and personnel management. His experience translates directly into structured oversight, risk awareness, and decisive execution in every aspect of home watch services.

Andrea Keawe was raised in Kailua-Kona and has built her life and career around integrity, service, and meticulous attention to detail. Her experiences, both locally and abroad, have shaped a thoughtful and disciplined approach to leadership and client care.

 

With over 20 years in the financial industry, including her role as a Branch Manager, Andrea specialized in operations, compliance, and client relationship management. Her background brings structure, accountability, and discretion to every property under Kūpono’s care.
